Selling your home in Amsterdam
AREA (Another Real Estate Agency) is an independent, NVM-registered estate agency at Sluisstraat 65-hs in the Schinkelbuurt, Amsterdam Zuid. We sell around fifty homes a year across Amsterdam, working in both English and Dutch.
We keep that number deliberately low. We would rather sell two homes a month properly than ten badly. Every sale is handled by one of our own agents, from the first valuation to the handover of the keys. You are not passed to a junior, and you never end up talking to a call centre.

How a sale works with us
1. Valuation and proposal
We visit the property, give you our first impression and set it out in a written proposal. We support the valuation with three methods from the NVM system: how the value has developed since you bought the place, the model valuation including its range, and a selection of comparable recent sales nearby with the indexed price per square metre. You keep the full report, whether or not you instruct us.
2. NEN 2580 measurement
We commission an external survey. In Amsterdam, price follows square metres closely, so the figure has to be right before the property goes on Funda.
3. Preparing the property
We come round in advance for styling, decluttering and presentation, and we have a fixed network of tradespeople for whatever still needs doing. We only photograph on a sunny day, at the hour the light falls best in that particular home. It sounds like a detail. It is the difference between being clicked on and being scrolled past.
4. Structural and legal questions mapped in advance
Since 1 April 2026, KCAF foundation categories A to E apply. A D or E rating affects both the asking price and the negotiation. The same goes for ground lease terms, the owners' association paperwork and deferred maintenance. We establish all of this before viewings start, rather than letting it surface halfway through.
5. Asking price and strategy
We set the asking price on what comparable homes nearby actually sold for, including how far above asking they went and how long they took. You see those figures, not just our conclusion.
6. Viewings, negotiation and completion
We conduct viewings ourselves. Handling movable property, cancelling utility contracts and coordinating with the owners' association are included in our fee.

Every house is different, so our commission is tailored to the property. We agree it after we have seen the place, and we work with several structures, including a fixed percentage of the sale price and a sliding scale that increases above a set figure.

Where in Amsterdam we work
We sell across the city. Around 90% of our sales are in Amsterdam Oud-Zuid, Oud-West and Oost, and in particular in the Schinkelbuurt, Willemsparkbuurt, Hoofddorppleinbuurt, Duivelseiland, Helmersbuurt, Da Costabuurt and Kinkerbuurt.
These are early twentieth-century apartment neighbourhoods, which means timber pile foundations, active owners' associations, ground leases, and upper-floor flats whose stated floor area in the old listing does not hold up. We know our way around all of it.
Selling as an expat or from abroad
The entire process can run in English: the proposal, the brochure, the negotiation and completion at the notary. Around 40% of our sellers are not Dutch speakers.
Because Mick is an independent mortgage adviser himself, we can work through the financial side of your sale or onward purchase directly. We specialise in mortgage applications under the 30% ruling.

Frequently asked questions
What does an estate agent cost in Amsterdam?
Agents in Amsterdam usually charge a commission as a percentage of the sale price, sometimes a fixed fee or a sliding scale. At AREA the commission is tailored to the property and agreed after we have seen it. We do not charge a withdrawal fee. The valuation and the proposal are free.
How long does it take to sell a home in Amsterdam?
That depends heavily on price bracket, condition and neighbourhood. With us, there are usually two weeks between the instruction and the first viewing, because we have the property measured, prepared and photographed on a sunny day first. That preparation costs time and generally returns it twice over.
What is a NEN 2580 measurement and do I need one?
NEN 2580 is the standard used to establish the usable floor area of a home. An NVM agent is required to state the floor area according to this standard. Because price per square metre weighs heavily in Amsterdam, a wrong figure in the old listing can cost you thousands or expose you to a claim. We always have the property measured again by an external firm.
My home is on a ground lease. What does that mean for the sale?
Buyers and their lenders look at the ground lease terms, the annual payment and whether the lease has been converted to the perpetual system. Uncertainty about it costs you more in the negotiation than the ground lease itself does. We make sure the position is on paper before the first viewing.
My building has foundation category D or E. Can I still sell?
Yes, but pricing and negotiation work differently. Since 1 April 2026 the KCAF works with categories A to E. At D and E, buyers assume a repair scenario and price that into their offer. We map this in advance, including what the owners' association has already decided, so you are not caught out halfway through.
Can the whole process run in English?
Yes, completely. The proposal, the brochure, all communication and completion at the notary.
Do you also sell outside Amsterdam?
We focus on Amsterdam and the immediate surroundings, including Amstelveen, Ouderkerk and Weesp.
